The project:

 Holburne Park is a development of around 150 new homes being built in the World Heritage City of Bath. Divided into multiple phases, the development comprises Georgian-style terraced houses, villas and apartments for private sale and as affordable accommodation. 

Our brief:

 Building contractor Bect had been appointed to construct the high-end residential scheme. Work had already started using a blend of different construction methods, but Bect then approached us, as a new client, to deliver the remaining 96 homes using our light steel frame system. We were briefed to design, manufacture and install a mixture of two, three and four bedroom terrace, semi-detached and detached properties, as well as two and three bedroom apartments.

Challenges faced:

  • Multi-phase scheme: Changing market conditions can drive decisions on multi-phase developments, meaning our system and processes needed to be able to react quickly to programme alterations
  • Timescale management: We needed to meet an 8-week manufacturing timeline and deliver units on site at a rate of 2.5 per week
  • Site access: With restrictions in place for when we could make deliveries to site, coordination was need with other supply chain partners.

Our delivery:

 The speed of build of our system enabled us to meet the challenges of this multi-phase scheme head on, enabling us to quickly respond to sequencing changes. We also completed designs upfront to be ‘called off’ by the site team ahead of schedule, and coordinated just-in-time deliveries to work with site restrictions. By adopting this tailored approach and maintaining day to day communication via our Project Account Manager and Pre-Construction Manager, we could achieve the timescales set and complete our works to the satisfaction of our client.
